Warehouse Racking Types and What They Mean for Your Inventory in a Miami 3PL

Selective, drive-in, push-back, pallet flow, cantilever and block storage explained – plus how Miami humidity, wind code and fire code affect your 3PL costs.

When you tour a warehouse before signing a storage agreement, the steel is usually the last thing anyone talks about. That is backwards. The racking a 3PL uses decides how many pallets fit under the roof, how fast a picker can reach your SKU, whether your oldest lot ships first, and — because storage is priced by space and labor — what you pay every month. Here is how the common systems behave, and what changes when the building sits in South Florida.

The core trade-off: density versus selectivity

Every racking system trades one thing for the other.

Selectivity means how many distinct pallets a forklift can reach without moving another pallet first. 100% selectivity means every pallet has a face on an aisle.

Density means how many pallets fit per square foot of floor. Density comes from removing aisles, and removing aisles means burying pallets behind other pallets.

You cannot maximize both. A warehouse full of selective rack has a lot of aisle; a warehouse full of drive-in rack has very little. The right answer depends on how many SKUs you have and how many pallets you hold of each.

Selective pallet racking

Single-depth beams, one pallet deep on each side of the aisle. Every pallet is directly accessible, so it is true FIFO if you want it to be, and it handles any pallet size or weight within the beam rating.

Best for: high SKU count, low-to-moderate pallets per SKU, mixed case picking, anything with lot or expiry tracking. It is the default in most multi-client 3PL buildings for a reason — it is flexible, cheap to reconfigure, and any client’s product can go anywhere.

The cost is footprint. You are paying rent on aisles.

Double-deep racking

Two pallets deep, accessed with a reach truck with a pantograph or telescopic forks. You gain roughly a third more pallet positions versus selective by eliminating half the aisles.

Behaviour is LIFO within each lane, because the front pallet has to come out first. It works when you hold at least two pallets of a SKU so the lane can be loaded homogeneously. If you routinely have single-pallet SKUs, you will create “honeycombing” — half-empty lanes you are still paying for.

Drive-in and drive-through racking

The forklift drives inside the rack structure and sets pallets on continuous rails. Drive-in has one entrance, so it is strictly LIFO. Drive-through is open at both ends, allowing FIFO if you load one side and pick the other.

This is the densest rack-based option. It suits very few SKUs with very many pallets each — seasonal beverage, packaging, promotional stock, raw material. It is unforgiving otherwise: one SKU per lane, slower put-away, and more rack damage because the truck operates inside the steel. Expect a 3PL to charge more per touch here, not less, even though the storage rate per pallet is lower.

Push-back racking

Pallets sit on nested carts on inclined rails. Loading a new pallet pushes the previous one back; removing the front one lets the next roll forward by gravity. Typically two to six deep.

LIFO, but with far better selectivity than drive-in because each lane is picked from the aisle rather than driven into. Good middle ground for moderate SKU counts with 3-6 pallets each, and much friendlier to forklift operators.

Pallet flow (gravity flow) racking

Loaded from the back onto rollers with brakes; pallets travel by gravity to the pick face at the front. Strict FIFO with no operator inside the structure.

This is the system for date-sensitive product: food, beverage, pharmaceuticals, anything with lot rotation you have to prove. It is the most expensive to install and it wants uniform, structurally sound pallets — a broken stringer stops the lane.

Carton flow racking

The same gravity principle at case level, usually built into the lower levels of a pick module with reserve pallets above. Cases roll to an ergonomic pick face.

If a 3PL is picking your ecommerce or retail orders by the each or the case, carton flow is what makes the labor line on your invoice reasonable. Full-pallet storage does not need it.

Cantilever racking

Arms projecting from a column, no front upright. Built for long and awkward loads: pipe, lumber, extrusions, marine and boat parts, rolled goods, furniture components.

Anything you cannot palletize without overhang belongs here. If your freight also needs specialized transport on the outbound side, the same profile that drives cantilever storage usually drives heavy haul and oversize load planning too.

Floor stacking and block storage

No steel at all. Pallets stacked directly on the slab, two or three high depending on the crushability of the load.

Cheapest to set up, densest per dollar, strict LIFO, and it only works if the product is uniform and self-supporting. Common for beverage, tires, appliances in factory packaging, and for short-dwell freight staged after transloading or during a cross-dock flow, where the pallet is only on the floor for hours or days.

What changes in South Florida

Wind, not seismic. Florida racking design is governed by wind and building occupancy loads rather than the seismic detailing that dominates California. What matters to you practically is whether the building itself is built and maintained to current Florida Building Code standards for high-velocity hurricane zones — roof attachment, wall panels, dock door and impact protection — and whether rack is properly anchored to the slab with a current engineered load plaque. Ask to see the rack capacity placards and the last inspection record. During named-storm season, ask what the facility’s shutdown and re-entry procedure looks like and how quickly outbound moves resume.

Humidity. Miami warehouses run humid most of the year. Corrugated loses compression strength as it absorbs moisture, which matters enormously if you floor stack or double stack. Stretch wrap can trap condensation against cold product coming out of a reefer container. Unprotected steel and bare metal parts will surface-rust. Practical fixes: desiccant in ocean containers, avoid stacking cartons above their rated column strength in high-humidity months, and specify slip sheets or corner boards on tall unitized loads.

Temperature control and food-grade zones. Cold rooms are expensive per square foot, so they are usually built with selective or pallet flow to keep dwell short and rotation clean. Food-grade areas add their own rules: pallets off the wall, defined pest control, allergen segregation, and no chemical storage in the same zone. If your product moves in and out of temperature control, coordinate the warehouse layout with your refrigerated trucking plan so the cold chain is not broken at the dock.

Fire code and in-rack sprinklers. This is the constraint most shippers discover late. Sprinkler design is based on the commodity class, the storage height, and the storage arrangement — and solid-pile, drive-in and flow racking are treated differently from open-frame selective rack because they obstruct water penetration. Plastics, aerosols, flammable liquids and other high-hazard commodities push you into higher protection requirements, sometimes requiring in-rack sprinklers or flue-space maintenance. In practice this means a 3PL may cap your stack height, refuse certain commodities in certain bays, or require a specific rack type for your product. Declare your commodity honestly up front; it is far cheaper than being relocated later. Hazmat storage in particular is governed by both fire code and DOT/EPA rules and belongs in a purpose-designated area.

How racking drives your invoice. Storage is usually billed per pallet position, per square foot, or per bin, and the rate reflects what the space cost the operator to build and how hard it is to work. Dense LIFO systems generally carry a lower storage rate and a higher handling rate, because put-away and retrieval take longer. Selective rack costs more per position but keeps labor and error rates down. Odd-size pallets, overheight loads, floor-stack blocks and temperature-controlled space all get priced separately. When you compare quotes between 3PL warehousing providers, compare the storage rate, handling rate, and required minimums together — a low storage rate on drive-in rack can cost more overall for a fast-turning catalog.

Match racking to velocity with ABC analysis

Sort your SKUs by the number of times they are picked over a representative period, not by revenue.

  • A items (roughly the top fifth of SKUs generating most of the picks) belong closest to the dock, at golden-zone height, in carton flow or the lowest levels of selective rack. Save every second of travel here.
  • B items go in standard selective or push-back at mid height.
  • C items — slow movers, safety stock, seasonal — belong in the densest, least convenient space you have: upper levels, double-deep, drive-in, or floor stack. They are cheap to store and rarely touched.

Re-run the analysis at least twice a year, and after any major seasonal shift. Most warehouses lose more money to a stale slotting plan than to the wrong rack type. A 3PL with real inventory management systems should be able to produce pick-frequency data on request; if they cannot tell you which of your SKUs moved most last quarter, they cannot slot you properly either.

Which racking type is cheapest for storing my inventory?

Per pallet position, dense systems like drive-in racking and floor stacking are usually the least expensive to store in, because they use less floor area per pallet. But they carry higher handling costs, since retrieving a buried pallet takes more moves. If your inventory turns quickly or has many SKUs, selective racking typically costs less overall once labor is included. Compare storage rate and handling rate together, not separately.

Can a 3PL guarantee FIFO rotation for my product?

Only with the right system. Selective racking, drive-through racking and pallet flow racking all support true FIFO. Drive-in, push-back, double-deep and floor stacking are LIFO by design within each lane, though a warehouse management system can still enforce lot rotation across lanes if the product is slotted carefully. If you have expiry dates or lot recall requirements, say so before space is assigned.

Does Miami humidity actually damage stored inventory?

It can, and it mostly shows up as packaging failure rather than product failure. Corrugated cartons lose compression strength as they absorb moisture, so tall floor-stacked loads can lean or collapse over time. Condensation on product coming out of refrigerated containers can cause label damage and surface corrosion on bare metal. Desiccants, controlled stack heights, and racking instead of floor stacking for long-dwell inventory all reduce the risk.
